A 2,000 sqft Florida home typically needs a 3-ton (36,000 BTU) heat pump. This can range from 2.5 to 3.5 tons depending on ceiling height, insulation quality, window area, sun exposure, and which part of Florida you're in. South Florida homes may need 3.5 tons. Always require a Manual J calculation.
For cooling purposes, sizing is essentially identical. A 3-ton heat pump and a 3-ton AC have the same cooling capacity. The key difference is that heat pumps also have a heating capacity rating (HSPF2) β but in Florida, the cooling load drives sizing since winters are mild.
No β oversizing creates serious problems in Florida. An oversized heat pump short-cycles β cools the space quickly then shuts off before removing humidity. In Florida's 75β85% relative humidity, this leaves your home feeling clammy and damp even at 72Β°F. Oversizing is the most common HP sizing mistake in Florida.
For a 700β1,200 sqft Florida condo: 18,000β24,000 BTU (1.5β2 ton). Condos on high floors facing west need more capacity due to solar gain. Condos with concrete construction (better thermal mass) can sometimes use the lower end of the range. Always have your HVAC contractor perform a Manual J for condos.
The same BTU requirements apply per space, but multi-zone mini-splits are configured differently. Each zone has its own indoor head unit sized for that room.
